SEAMLESS PROJECT DELIVERY SYSTEM (SPDS)

For years, Nielsen has been a leader in creating new and efficient methods for project delivery, including partnering and interactive resource scheduling. Now, Nielsen has taken this process a step further with the development of our Seamless Project Delivery System (SPDS). In simple terms, this project delivery system is a process that ensures a smooth transition between phases of a project from concept to construction to warranty. Each phase receives close attention and flows seamlessly into the next to ensure that no project detail is allowed to “slip through the cracks.” Specifically, Nielsen’s SPDS is broken down into four phases:

  1. BUSINESS DEVELOPMENT

    Includes Request for Proposal (RFP) development and review, team organization, and developing partnering relationships with owners, designers, and consultants.

  2. PRE-CONSTRUCTION

    Involves facilitating the preconstruction systems, developing comprehensive budgets, developing guaranteed maximum pricing, and maintaining fiscal responsibility among team members.

  3. CONSTRUCTION

    The construction phase begins with assembly of the proper management and supervisory team. Services within this phase overlap with all preconstruction functions, including estimating, administration and contracts, accounting and job cost reporting, scheduling, submittals, permits, and human resource management.

  4. CLIENT CARE

    The final phase is client care. Nielsen’s client care program begins at the closeout date and extends throughout the lifecycle of the building. For Nielsen, client care does not end when the keys are turned over. Nielsen representatives make contact with the owner after six months to review the project and warranties and again at 11-1/2 months to be sure that the quality and function of the project exceed the owner’s expectations.
